Tanks, baffles, pumps, fields

Slow drains, wet spots, and tanks that need more than a pump-out.

A pump-out clears sludge. It does not fix a broken baffle, a dead effluent pump, a crushed line, or a field that's already clogged. We diagnose before we sell a replacement.

When to call

  • Gurgling fixtures
  • Sewage odor
  • A lush wet stripe over the field
  • Backups after laundry day
  • Alarm on a pump system
  • Tank lid that looks like it might collapse

Local wrinkle

Clay fields forgive less neglect. Solids that leave the tank don't "perc away" in heavy soil. Older steel tanks in mid-century Johnson City and Kingsport stock fail differently than newer concrete. Locating lids under decks and additions is part of the job.

What we do

  • Locate and open
  • Assess tank structure and baffles
  • Check pumps and alarms on pressure systems
  • Camera or probe where it helps
  • Repair what's repairable
  • Tell you honestly when the field is the real patient

Major repairs that alter the system often need a construction permit. Routine pumping usually does not. We'd rather ask the EFO than guess in your yard.

Price drivers

Parts vs dig, permit needs, access, whether the field is involved. The range is wide. We quote after we see it. A baffle is not a field rebuild, and we will not price them as if they were.

After you write

Tell us the town, what the house is doing, and whether you know the last pump date. If sewage is inside, mark it emergency.

Quick answers

**Will pumping fix a wet yard?** Sometimes the tank is just full. Sometimes the field is finished. The first look is to tell those apart.

**Do you replace every tank that looks old?** No. We look at structure, baffles, and what the field is doing. Steel tanks past their life are a different conversation than a sound concrete tank that needs a pump-out.
