This is not Johnson City with more grass. Piney Flats sits on the Sullivan / Washington edge. Deeds, wells, and which field office file exists can take a minute to sort. The septic still has to work in clay and rock like the rest of the valley.
Why the land-buy step matters
You can buy acreage without a soil evaluation. You may not be able to put the house where the listing photo implied. In Tennessee, site and soil evaluation gates the septic design. Lots that fail conventional can sometimes take mound, drip, LPP, or ATU at higher cost. Get the soil answer before you spend the kitchen budget.
Wells are common. Keep drain field and well setbacks in the same conversation. We are not your well driller, and we will not invent a perc rate from a ZIP.
Existing systems
Larger lots can still hide lids. Wooded tracts take longer to locate than a maintained Gray ranch. If you're buying, send the inspection deadline. If you already live there, send the last pump date if you have one.

SSDS work in this orbit still runs through TDEC's Johnson City Environmental Field Office for a lot of jobs. If your parcel is the exception, we'll say so after we know the address.
